We've been in our house for about 14 months. We started having some electrical issues a couple of weeks ago (security system communication panels alerted us that AC power was cut off and they were switching to battery). We went down into the basement to investigate and discovered some extensive water damage near the breaker box. I've had two electricians come look at it. Both observed that water has been coming in through the conduit bringing the AC power in from outside. One of the two, though, thought it odd that the drywall under the breaker box looks to have been fairly soaked at one point but the bottom of the breaker box is not rusted. That made him think that that the hole in the wall through which the conduit runs may not be sealed well, created a separate leak that also needs to be addressed. He recommended contacting a basement waterproofing specialist to fix that in parallel to the work that an electrician will do. The water damage overall, though, does look to be pretty well localized to near the breaker box only.
